Amendment 3 Property Tax Savings Calculator

Enter your county, 2026 assessed value and millage to estimate your 2027 and 2028 property tax if Florida Amendment 3 is approved on November 3, 2026 (for homes that already have a Florida homestead exemption).

Florida Amendment 3 | November 3, 2026 ballot

Status as of October 21, 2026: on the November 3, 2026 ballot and not yet decided. The Mandel Team | eXp Realty takes no position on how anyone should vote.

County

Use your assessed value, not market value. For homesteaded homes, the Save Our Homes cap usually keeps assessed value below market (just) value. You can find it in the property value section of your TRIM notice (the Notice of Proposed Property Taxes mailed each August), on the "Assessed Value" line, or on your county property appraiser's website.

For your exact rates, add up the school board rows on your TRIM notice for school millage, and all other rows for non-school millage.

Flat fees such as solid waste or stormwater. Amendment 3 does not change them. Add them only if you want totals closer to your full bill.

How this is calculated

Tax equals taxable value times millage, divided by 1,000, figured separately for school and non-school taxes. School taxes keep the $25,000 exemption in every year. Non-school taxes get $51,411 off in 2026 (for homes assessed at $76,411 or more), then the first $150,000 in 2027 and the first $250,000 in 2028 if approved. Your 2026 assessed value and 2026 millage are held constant, the same approach the Palm Beach County Property Appraiser uses in its Amendment 3 calculator. Figures are rounded to the nearest dollar.

Full rules and a worked example are in How the estimate is calculated in our Amendment 3 guide.

Please note

This calculator provides estimates for informational purposes only. It is not tax, legal or financial advice and is not an official tax calculation. Actual taxes depend on your property appraiser's assessment, any other exemptions you receive, future millage rates set by local governments and school boards, and any laws the Legislature adopts to implement the amendment. Amendment 3 takes effect only if approved by at least 60% of the voters voting on it on November 3, 2026. The Mandel Team | eXp Realty takes no position on how anyone should vote.

Not included: senior, veteran, disability and other exemptions, and the amendment's separate change lowering the assessment cap on non-homestead property from 10% to 5%. This calculator does not model new residents: owners who were not Florida residents on December 31, 2026 would start with a homestead exemption of $25,000 for school taxes and $50,000 for non-school taxes (indexed for inflation from 2028), and would receive the increased exemption beginning with their fifth year of exemption.

Default rates: 2026 final millage published by the Palm Beach County Property Appraiser and the Broward County Property Appraiser. Both defaults are parcel-weighted 2026 countywide averages. Tax rates last checked October 21, 2026.
